Ciminelli Secures Major 48K SF Office Lease in Tampa for Eagle Analytical Services

TAMPA, FL – Ciminelli Real Estate Services of Florida has completed one of the largest office lease transactions in the Tampa Bay area this quarter, securing a full-building lease at University Business Center II (10441 University Center Drive) on behalf of ownership, RE Gain Investment Manager, LLC. The property was leased to Eagle Analytical Services, Inc., a Houston-based pharmaceutical testing and consulting firm expanding into the Tampa market.

The lease encompasses the entire 48,090-square-foot building, marking Eagle’s entrance into the region with a newly established Florida location. The company plans to utilize the space for general office and research purposes, with extensive renovations and buildout planned to accommodate its specialized operations. Eagle is expected to invest more than $10 million into the property, with occupancy anticipated within the next six to eight months.

Thomas J. Hernandez, SIOR, CCIM, represented the landlord and led the leasing effort for Ciminelli. Dougall E. H. McCorkle and Darren McCorkle of Premier Commercial, Inc. represented the tenant.
