On November 7, 2018, The Building Owners and Managers Association (BOMA) Greater Tampa Bay recognized winners of the 2018 Outstanding Building of the Year (TOBY) awards. The Outstanding Building of the Year (TOBY) Awards are the most prestigious and comprehensive programs of their kind in the commercial real estate industry recognizing quality in buildings and rewarding excellence in property management. During the competitions, all facets of a building’s operations are thoroughly evaluated. Buildings are judged on everything from community involvement and site management to environmental and ‘green’ policies and procedures. Ciminelli is pleased to have been presented with a 2018 TOBY Award in the Medical Office category.
The Submission Process
The application process involved gathering building metrics related to building performance and management as well as a final visual inspection completed by local Tampa property managers and vendor affiliates.
Through our award submission process, our team was able to share several interesting metrics including the energy star rating for the property and the recycling analysis provided by our waste services vendor. In terms of energy consumption and conservation the building scored well, achieving 75 out of 100 available points, based on the new 2012 Energy Star index. According to EnergyStar.com, a score of 75 or higher indicates a building that is a top performer and may be eligible for ENERGY STAR certification. In addition, our recycling vendor provided a comprehensive report measuring the impact of our recycling efforts. The analysis estimated the building recycles approximately 12 tons of material each quarter.
While those key measurements are important to the award process, arguably the most in-depth measurement of our management efforts came as the result of the on-site inspection by the BOMA inspection team. The Ciminelli property management team met with BOMA’s team on-site to conduct a full-building walk through, including tenant spaces, utility closets, electrical rooms, elevator rooms, and even a tour of the rooftop. The team of industry experts was impressed with the condition of the property and with the efforts of our team.
