Customarily, the building owner pays the commission. In the case of a tenant or buyer who is not being aided by an exclusive broker, the entire commission is paid to the owner’s listing agent, whose responsibility is to work for the building owner’s best interest, not that of the tenant’s or buyer’s. Ciminelli will exclusively represent you and your interests, and our fee will be a portion of the pre-determined commission to be paid by the Landlord to their listing agent, who in turn will be accountable for paying us.

Conduct a detailed and comprehensive analysis of the client’s needs, summarized in a format that can be effectively used to evaluate facility alternatives.

Determination and Survey of Alternatives

Research all potential facilities meeting the client’s needs, summarize the appropriate information for efficient evaluation, coordinate property tours as appropriate and preparing a comprehensive overview.

Preparation of a Request for Proposal (RFP)

Create a comprehensive RFP specifically addressing all key areas of concern, submit the RFP to designate alternatives.

Analysis of Proposals

Evaluate the RFP responses, provide a detailed comparison and analysis of economic and non-economic factors, and provide recommendations for the client’s consideration.

Lease Negotiation

Negotiate business points and facilitate legal review with chosen property(s).

Coordination of Support Services

Assistance in the selection, coordination and utilization of key support services such as a space planner, interior designer, attorney, etc.

Tenant Improvement Coordination

Monitor and report progress of the suite construction, coordinate walk-through and punch-list items.

Move-in and Post-move Follow-up Coordination

Coordinate move-in with the landlord, advise of move-in polices, resolve any outstanding lease related issues.
